We conduct market rent analysis prior to tenant's lease ending and negotiate renewal rent rate and lease term.  Services for Property Management

Pinnacle’s management  agreement  allows us to act on your behalf and ensure that your property is managed to the highest standard.  We strictly adhere to the Fair Housing and Hawaii’s Landlord-Tenant Code.  We monitor property conditions, protection recommendations & other local issues.

Your home is promoted every day until it is rented.  We utilize a variety of marketing strategies to maximize exposure. We conduct a market analysis to calculate best pricing strategy.  We take high-end quality photos to include with a fact sheet, then load into multiple listing services and numerous websites including our company website.  Additionally, we email hundreds of licensed realtors and qualified pre-screened tenants in our database.

We schedule and conduct showings. All potential tenants are thoroughly screened for credit history and worthiness. We personally interview every applicant to ensure the most qualified tenant is chosen.

  • Repair & Maintenance - Once the tenant is checked-in, we coordinate, supervise and communicate with you and tenants on every aspect to address repair requests and working with vendors.
  • Inspections- We conduct regular detailed inspections, that include a thorough check-in and check-out process and hold tenants financially responsible to maintain the property.
  • Rent Collection/Notices/Eviction -  We enforce all rules and regulations.  We take care of all tenant dispute, service of all notices, eviction and collections.
  • Renewing/Re-Leasing - Nearing the expiration of the lease term we work with your tenant to retain them and negotiate a rent increase based on a market analysis of current rents. Our priority is to retain your tenant to minimize vacancies and maximize profits.
Our advanced property management software and experienced accounting professionals maintain detailed and accurate records of expenses and income  pertaining to your property.  We pay bills, taxes and other expenses. Copies of all work orders and receipts are kept on file throughout the year, and are available by request. We provide you with detailed monthly statements and a year end summary statement which includes  your 1099 form.

Vacant Home Management

Pinnacle Management Group offers Vacant Home Management Services to provide homeowners peace of mind during extended stays away from their home. We provide full inspections inside and outside your home. We can be the point of contact for all your property maintenance and repairs.

Regular visits every 2 weeks to your property are made to ensure quality control. We also take photographs of your home every 6 months and email to you so you can view your property condition. For special projects, we act as a liaison between contractors and you to ensure quality and timely work. We also offer handling the payments for your utilities if requested. Our goal is to make sure your property is as inviting when you come back to your home as it was when you left it.
